Innovating the Ordering Experience

Way back when, the majority of orders were delivered via fax and were confirmed with phone calls once we got back into the office. It might be hours before a client even knew if we could do the order. Things are quite a bit different now and when an order is placed on the site, we receive a text message on our phones. We can even log into this site from the field and send back an e-mail confirmation – including the time and date for the inspection if we've been able to talk to the occupant.

When you order from Conser Appraisals, Inc. you can expect us to be concerned about your deadlines. We use our resources to reduce waiting between communications since the speed at which we get things done directly effects your bottom-line. This website has proven to reduce cycle time for us and our clients by enhancing our communications.

Conser Appraisals, Inc. is a pioneer in efficient data gathering

The appraisal process is nothing if not a data intensive procedure. We spend quite a bit of time collecting the facts on the subject property and the local market data and trends. Conser Appraisals, Inc. takes advantage of technology to close the gap once again.

We've learned that taking notes regularly, using pencil and paper, generally takes longer since we we have to enter everything back in at the office. Don't be surprised to see us with a tablet PC or collecting data using an application written for our phones that even lets us sketch a floorplan right on site. And instead of using an old tape measure, more and more appraisers are utilizing laser measuring devices that are quicker, more accurate, and can get into places that normal tape measures have always had problems with.

Using this technology allows us to ensure that your report is on the money. This helps both you and us by requiring less time for call-backs and revisions. Our goal is to save you time and money.

Modern appraisal report delivery ensures our clients have a number of ways to get their report

At a very minimum, you can expect us to deliver your final report electronically as a PDF. Most of our clients prefer e-mail because we're all accustomed to getting attachments like PDFs in our mail. It's a lot better than the old days when everything was on paper. But, we've even been able to improve on e-mail with report delivery with this website.

Everyone knows how frustrating it is to lose a file. Or have you ever had an attachment blocked because of the file size? We've come up with a solution for those problems, too.  Whenever we send an appraisal, the client is e-mailed a download link to retrieve the PDF. By bypassing email completely we can get around any problems caused by file size. And the download link is good for 90 days. So if you lose the file, you can log back in here and retrieve it again - saving you time, since we won't even need to run back to the computer.

Finally, we use all digital workfiles...

It would probably be easier if appraisers could complete an assignment, give it to the client and never be concerned with revisiting that document again. However, appraisals are employed to document the condition of a property on the inspection date. Therefore, appraisers must keep their reports for 5 years, allowing them to recall any appraisal at any time to either defend the valuation or to be used in other legal proceedings.

To sum it all up, Conser Appraisals, Inc. leverages our investment in technology to improve service. By storing every aspect of the appraisal - notes, sketches, supporting documentation and calculations - along with the appraisal electronically, we can pull up the entire file whenever it's needed and recall exactly what that report was about.

These are just a few examples of how we use technology daily. Investing in the right software, services, gadgets and gizmos allows the appraiser to deliver reports quicker, more efficiently and with higher degrees of accuracy.
